Confirm possession first
The owner or manager should confirm that the legal process is complete and that they have authority to enter and direct removal. A hauling provider should not make that decision.
Identify items that need another process
Set aside documents, medication, identification, valuables, firearms, chemicals, and any disputed property. Ask the appropriate legal or local authority how those items must be handled.
Write the approved scope
List rooms, storage spaces, outdoor areas, furniture, bagged contents, and appliances. Note anything that stays even if it looks abandoned.
Keep a closeout record
Photograph the cleared areas and record who approved the final walkthrough. Keep disposal receipts or job documentation required by the property’s process.
Before you call
Confirm who can approve entry and removal.
List rooms, large items, and do-not-remove items.
Describe stairs, elevators, gates, and parking.
Name the deadline and the next scheduled trade.
General preparation guidance only. Legal possession, storage, and disposal requirements depend on the property and applicable law.
